Concrete Color Dye

Are you tired of looking at that same stain beside your desk? Is your carpet at your office looking tired or dingy? It is time to get your carpets cleaned. But where do you start? What method is best? What methods are there to begin with?

It's okay. You have come to the right place. We will tell you which methods are the most common and also which methods are the best. There are strong points to each method, so it will depend on what you are wanting.

By explaining each method, you can then choose which would be best for your commercial carpets.

There are three methods most commonly used by commercial carpet cleaners. I am sure there are more, but the others I have seen are simply variations of the three we will talk about.

The first and most common method used by commercial carpet cleaners is extraction. This method can also be called hot water extraction or steam cleaning. This method sprays a low pressure mixture onto your carpet and the a wand extracts, or pulls back up the solution into a tank. Most people prefer a hot water extraction, that is the water is heated before it is used to clean your carpets.

Extraction can also be done without heating the water if a customer prefers it or your carpet manufacturer recommends it. Depending on the level of soiling in your carpet and the make and type of carpet you have, we have found that hot water extraction makes for the best results.

Before the extraction process begins, a technician will prespray your carpets with a solution that will treat the carpet as well as work on stains. Once your carpets are presprayed, the extraction can begin. The technician will bring in what is called a wand. The wand has hoses hooking it up to the main unit. The technician will run the wand several times over each area of carpet. The first pass sprays the water based solution onto the carpet. This loosens any dirt or soil in your carpet. The subsequent passes will pull up this solution as well as the dirt and foreign material in your carpet.

After the carpet is completely extracted, the floor will be slightly damp. It will typically take between two and four hours for the carpet to dry. If you want a faster drying time, floor fans can be used. Fans can increase drying time by as much as 40%.

The second method commonly used by commercial carpet cleaners is called bonnet cleaning. This is where a technician will prespray your carpets and then bring a low speed buffer and run this over your floors. This method works well on surface dirt, but cannot get deep down dirt and other foreign matter.

There are two advantages to this method. The first is a fast drying time. It will typically take thirty minutes to an hour for your carpets to be dry. The other advantage is depending on your carpet and the chemicals used. If your carpet is a neutral gray or blue, there are chemicals that can actually alter ph levels in the carpet. This can change the color of your wear spots in the neutral color carpet back to the original color or close to it. This is not a permanent fix however, once the ph starts to change over time, the carpets will go back to the way they were.

Bonnet cleaning can be a good interim method between extractions. However, I would not recommend it as the only method to use on your carpets. Chemicals used in bonnet cleaning offer what is called encapsulation. This is where the chemical will attach to loose dirt and make it easier to vacuum up. Also, after a bonnet cleaning, the floors will need to be vacuumed to pick up any encapsulation from the cleaning.

A third method used by commercial carpet cleaners is called dry cleaning. There is a manufacturer that calls their chemical H.O.S.T. You will probably hear people refer to this as the host method. The chemical is actually a damp powder that looks similar to wet saw dust. This is sprinkled over the carpet and allowed to set in for ten to fifteen minutes. Then it is vacuumed up. One of the only advantages to this method is drying time. It will typically take ten to fifteen minutes to dry after the powder is vacuumed up.

This method is best used if you need a quick cleaning in between your other methods of carpet maintenance. The disadvantage of this method is there is no way it can pick up deep down soiling.

Now that we have the three methods explained, it is best to have a carpet maintenance plan for your facility. Extraction should be done at least once a year. Twice a year is better of course, but it depends on your carpet and the amount of traffic it gets. Bonnet cleaning would be a good interim cleaning, say three months after an extraction. Dry cleaning should be done if there is a quick cleaning being done before an important visit.
